The task

To revatilize the southern harbour district situated adjacant the historic city centre.
To do this with empahasis on the relationship between the distinct architectural heritage of Ålesund and the new development, which includes large scale functions like a crusie terminal, a hotel, a conference center and a bus station.
To design an infrastructure that solves the issues of through-traffic and at the same time upgrades public transport and light traffic.

Project data:
Competition area:15 ha
Floor area to be constructed: 50.000 sqm

A history of violence

During the seventies and eighties Ålesund city centre was subjected to a rapid modernisation that included the construction of a four lane highway cutting through the urban fabric and effectively seperating the southern harbour district from the city centre. This development – along with a massive landfill that extended the harbour area into the sea – made the distance from the city centre to the water even longer.

In the early seventies the Rønneberghaugen – a large boulder situated in the city centre - was blown away to make way for a town hall building, which in its scale and appearance, was alien to Ålesund. This operation in particular caused massive popular protest.

Today Ålesund is a city traumatized by this violent implementation of the modernist ideal in architecture and urban planning. In the eyes of many the regional equilibrium has been upset by these projects and the town hall in particular. The building represents the uniform language of the international style, and as such it has become a symbol of the conflict between a regionally rooted and and ‘international’ aesthetic ideal.

This conflict casts a shadow on the city – and the debate about how Ålesund should develop, and this is the context – the underlying condition – that this project departs from.

Fast Forward and Rewind

The means is to simultaneously take a leap into the future and return to a historic situation. But how? Like any other city Ålesund is a player in the global competition to attract tourists, business and educated citizens. The paradigmatic shift from industrial to knowledge based economy has brought about the situation that this project addresses: the need to transform industrial landscapes into urban environments. To turn derilict industry into assets for a city that wants to compete on the regional, national and global markets.

Unforetunately this conversion often results in a generic type of urbanity that ignores the local conditions and fails the attempt to revitalize in the actual meaning of the word. Monofunctional enclaves with a stereotypical and uninspiring relation to the water are the typical outcome. A previous proposal for a development scheme for the area –dubbed the 2009-plan - displays this very clearly.

But the city of Ålesund has the chance to choose a different approach:
A combination of ‘efficiancy’ and authenticism. On one hand the transformation should improve accesibilty and solve infrastructural issues, and on the other hand it should carefully interpret the features and qualities of the historic city - the rich and unique heritage.

Embrace don’t erase

We want to initiate a dialogue between historic and contemporary architecture. A dialogue that leads to reconsiliation. We shouldnt erase the heritage but to embrace it. Utilize the abruptness of the urban history to create a vibrant and diverse city centre. An urban environment that can surprise and stimultate inhabitants as well as visitors.

The town hall square will be the cities primary public space, and the boundaries that define it will display the array of architectural styles present in the city. The town hall square will celebrate arhcitectural diversity!

The need for large scale facilities like a conference center, a hotel and a cruise terminal are key functions in the development scheme. They are the portals for tourists and visitors, and therfore they need to exist alongside the historic city centre they acommodate. But how?

We suggest to create ‘retreat’ for these out-of-scale programmes. A retreat and a testbed for experimentation - in the shape of an artificial peninsula that can house the large scale programmes that are so difficult to interweave in the existing urban fabric, without either damaging the fabric - as past projects have done - or on the other hand restricting the new buildings to a level that compromises their functionality.

The artificial peninsula is in fact an addition to the existing landfill, but it will appear as a landscaped peninsula. Here the citizens of Ålesund can enjoy themselves in the public park that covers the surface or stroll along the promenade that offers magnificent views of the Keiser promenade and the new marina.

But the artificial peninsula is not a solitaire ‘jurrasic park’. It is a fully integrated part of the city centre. A basin flows between the promenade that is an interpretation of the historic coastline and the new peninsula. But this body of water doesn’t separate – it connects. It is the new urban plaza. A ‘blue plaza’ an entirely new typology, unique for Ålesund.

Return of the street

The street is an urban phenomenon that historically has proved to be the ideal space for city life to unfold. In the 20th century the modern movement declared war on the street. The averion ultimately resulted in the strict segragation of vehicle and pedestrian traffic into arteries strictly meant for transport. We suggest to reintroduce the street as a means of integrating the city centre and the redevelopment of the south harbour. The Keiser Promenaden is a reinterpretation of this street. A vibrant urban space where strolling pedestrians and bicyclers on the move mix with shoppers, clerks out for lunch and visitors looking for the local klipfisk restaurant. A high quality urban space that integrates a variety of traffic modes. Also in the new city block Prestebrygga the historic street is the model for the urban fabric. We suggest using the same ratios between floor area, public and private space, footprint and streetscape as in historic Ålesund.

The city needs surgery: bypass or pacemaker

Future-proof infrastructural solutions are the key to a successful urban development.
Leading the through-traffic around the city centre is the first and most fundamental step towards creating a fertile ground for urban development. This reorganization paves the way for a pedestrian -friendly redeveloment of the city centre and the harbour district. Relieving the heavily congested Keiser Wilhelmsgate will make it possible to integrate the city centre and the southern harbour.

We suggest to lead the through-traffic via a tunnel through the harbour basin. This tunnel will have an exit inside the artificial peninsula, so it will function as a parking garage for visitors who arrive by car but want to enjoy the unique urban environment by foot. The exit also provides vehicle acces to the large functions situated on the peninsula: the cruise terminal, the hotel and the conference center. All three have a regional and even international scope so easy access is key. This way the new development becomes a means to reduce car traffic in the city centre and at the same time it radically upgrades the accesibilty to Ålesund.

This concept challenges the existing scheme for constructing a ‘bypass tunnel’ underneath Brosundet. A solution that will provide easy accesibility to the city center – but at a great cost, as the 2 km tunnel has to be cut deep into the fjell and incorporate two large scale underground parking garages.

The surface of the peninsula – the roof of the parking garage – makes up a public park facing the blue plaza and city centre. This sloping landscape features pathways that leads to vantage points, and a vegetation recalling the local fauna with pine trees, moss, cloudberries and heather.

Make the town hall the town’s hall

The buildings location and history makes it a pivotal point in the city. We suggest to refurbish the modernist town hall with a series of new and extrovert functions. It is decisive to give the public access to this monolitich high rise and to utilize its architectural features to give the citizens of Ålesund a new view of their city. The towering ‘højblok’ should be fitted with a public skybar or observation platform, so that everyone can enjoy the view of the southern harbour district as it develops to become a new urban district.
Furthermore the townhall should be integradted in the new pedestrian route leading from the Keiser Promenade to the museum and the park on Grimmerhaugen, and making a short cut in the ‘pedestrian domain’ that forms a loop in the city centre. The raised platform will become a terrace acommodating pedestrians and in connection with public events it will serve as a tribune and become a part of the town hall square.

Living on the edge

A new residential city block adjacent to the sea. A continuation of the historic urban fabric. Facing the sea is a line of residential buildings that in scale and typology echo the characteristic warehouses – Sjøboder - that line the inner harbour. These buildings have unspoiled views of the sea and Slinningen and direct access to the water. The row of warehouses form a pocket where wooden multi storey houses that are arranged in an organic layout to creates a local microclimate allowing the sun to enter the houses but blocking the cold winds. The interior yard is a continous landscape that gently sweeps around the buildings and tie the city block together around a common recreational space.</description>

<description>Multihuset Pulsen - a sustainable landmark in Balling

&#60;img src="http://payload.cargocollective.com/1/0/5733/1727670/view04_flat.jpg" border="0" width="670" height="383" width_o="1200" height_o="686" src_o="http://payload.cargocollective.com/1/0/5733/1727670/view04_flat_o.jpg" align="left" /&#62;

Design strategy
The brief called for a 3.500 sqm combined community center and sports facility with emphasis on sustainability both in construction and use. But rather than applying the traditional repertoire of green technologies to the building, after initial concept design was developed, the client called for an architecture that in itself embodied the idea of the sustainable approach. A precise objective that called for bold strategy.

The building plot is surrounded by a vast green area with sports fields and recreational spaces. The obvious would be to make a flat building – a 1 level structure that sprawls into the surroundings. We chose a different approach: By stacking the functions on top one another we fulfill a number of key objectives.

First of hall the tall building stands out in the extensive agricultural landscape, and in the town of Balling, in which all buildings are one level.

Being lifted above the ’skyline’ of Balling offers spectacular views for the building’s users.

The tall building becomes a beacon visible from afar – a green landmark in a very literal sense.

The tall building is more compact than the flat one, so it has less surface area – and a smaller footprint. This leaves more space for the sports fields at ground level.

And finally the building takes its place in a genealogy of vertical beacons that has throughout history has become symbols of different eras.

Masterplan concept
The building relates to three existing functions on the site: the school, the existing sports arena and the sports fields. Our proposal for the masterplan connects these functions by means of two elements: a central plaza and a landscaped pathway.

Building envelope
The building has the shape of a cube - four stories high and 25 meters deep. The perfect cube is fitted with a parabolic roof, which gives it the characteristic profile. This ’inverted dome’ offers a number of possibilities for rainwater harvesting, natural ventilation and passive solar heating. The parabolic roof is a light wooden mansard, that sits on top the concrete structure. The idea of gravity has been a major factor in integrating the distribution of the programme with the structural design; the lighter part of the building is placed on top, while the heavier is situated in the bottom.

The competition brief called for a 1800 sqm extension to the existing high school, comprising six new classrooms and a gymnasium and assembly hall with a multifunctional program.

The need for a high ceiling in the gymnasium resulted in a large and imposing volume, that challenges the architecture of the existing building complex. Being an assembly hall the extension will serve as the schools central anchor point and a pivotal space in the daily activities of pupils, teachers and staff. We chose to locate the building in the westernmost end of the schoolyard, where it fits the space between two existing gymnasiums, and connects to the bathing facilities and corridors, that give direct access to the main building and canteen With this location the building forms a clearly defined conclusion to the schoolyard space. A building in its own right but at the same time fully integrated the architectural entity.

The basic concept in the design is a three-in-one approach, in which three archetypical assembly spaces are superimposed, to form a flexible environment. The result is a multifunctional building with a cruciform footprint. The buildings main entrance is facing the schoolyard and the new outdoor assembly area that stretches from the canteen to the new building. Folding doors between the lounge and the schoolyard, makes it possible to open up the entire facade and connect indoor and outdoor spaces.

With the assembly function moving to the new building, the existing assembly hall becomes obsolete. The hall is a part of the original design from 1955 and takes up the entire east wing which flanks the main entrance. The building is 16 meters deep and because of its function it features an impressive roof structure with exposed beams that span the whole depth.

We propose that the six new classrooms are placed in the east wing, in a carefully composed spiral structure, that forms a promenade from the bicycle parking in the basement, to the lounge on the second floor. The classrooms are located on this promenade vis-a-vis looser defined spaces like project areas, niches and lounges. On the outside three carefully positioned glazed sections, reveal the transformation that the building has undergone.

We named the project after the iconic shape of the three interventions: The Cross, The Flash and The Diamond.

		<description>Hou Harbour
Client: Grobund A/S
Location: Hou, Denmark
Year: 2009

&#60;img src="http://payload.cargocollective.com/1/0/5733/1173983/Kystvejen_Den_grnne_flod.jpg" border="0" width="670" height="472" width_o="1417" height_o="1000" src_o="http://payload.cargocollective.com/1/0/5733/1173983/Kystvejen_Den_grnne_flod_o.jpg" align="left" /&#62;
View of the spatious common area in the new residential development. The area features both a garden and a wide promenade that connects the dwellings with street level.

The task
Once a vibrant fishing village Hou has been subject to the same decline as many other marginal cities: The fishermen and the related industry has eroded and left the city behind, with a defunkt infrastructure of parking lots and freezing facilities.
Today the old harbour tenders only a seasonal crowd of tourists – most of whom arrive by boat and stay only for a few days.
With its geographical location on the eastern mouth of Limfjorden Hou has a major advantage in relation to attracting tourists who like to enjoy outdoor life and the ambience of a coastal environment.
But like in many other villages the investments needed to provide the neccesary infratsructure, succeeds the revenue that can be made on facilitating the somewhat ’ promiscuous ’ traditional tourists, who only visit during peak season.

Therefor Hou has made it an it explicit strategy to appeal to a certain segment of tourists; Seniors, walking-impaired and disabled. The ambition is to establish the city as a destination for this segment, by making the qualities that most of us take for given, accesible to this particular group of tourists.

The plan incorporates among other things facilities for disabled swimmers and a new residential development on the Hou harbour, with rental flats designed especially for the walking-impaired. Alongside a maritime center that will house both restaurants, shops and the original fishermens sheds.

In addition to the residential development, we made a conceptual design for the refurbishment of an exisiting farmhouse, located in the village center. The building houses workshops for local artists and crafstmen and the task was to create better conditions for theses people. The building has historic value, because of its unique timber construction. Sadly it is in serious decay. So the task was to design a modern and functional interior and at the same time preserve and even exhibit the buildings inherent qualities. In addition to that an existing day care pavilion should be relocated. We suggest integrating it in the building.

PARK was commisioned to participate in the making of Hou plan by Grobund and we contributed with urban strategies and conceptual design schemes for the physical development.

		<description>The Yellow Square
Client: Grobund A/S
Location: Skelund, Denmark
Year: 2010

&#60;img src="http://payload.cargocollective.com/1/0/5733/631020/Axo_overview.jpg" border="0" width="670" height="494" width_o="2048" height_o="1510" src_o="http://payload.cargocollective.com/1/0/5733/631020/Axo_overview_o.jpg" align="left" /&#62;

As part of a development strategy for Skelund, we made this conceptual design for a new public space in the centre of the village.

Skelund's community centre is very busy, and due to its location on the main street is a popular meeting place for local people. Because of its popularity, the centre is currently looking for ways to find more space. Unfortunately the existing site isn't large enough for any expansion.

The various grocery stores in surrounding villages are strongly competing for customers. Simple additions to the area around a store, for example outdoor seating and improved parking, can make all the difference to the continued profitability of a business. Currently the Skelund grocery store has neither.

As with many other villages in Jutland, Skelund has its share of uninhabited houses. Luckily one of these is located right between the grocery store and the community centre. We propose that the village buys the uninhabited house and redevelops the site, creating a multi-purpose public space. This would attract customers to the store by creating a more pleasant surrounding environment and also add to the exterior space available to the community centre.

		<description>Kulturhuset Kanten
Type: Competition entry
Location: Fakse
Year: 2006

&#60;img src="http://payload.cargocollective.com/1/0/5733/294913/viewDay.jpg" border="0" width="670" height="442" width_o="1200" height_o="793" src_o="http://payload.cargocollective.com/1/0/5733/294913/viewDay_o.jpg" align="left" /&#62; The cultural center overlooking the derelict qarry

Kanten - the new cultural center in Fakse will be located on the edge of a former limestone quarry and will house a brand new museum of geology and a new venue for the local cinema. The building will be approximately 1200 square meters and in addition to the exhibition space and cinema there will be a number of shared functions such as a cafe, wardrobe and foyer. These facilities should be accessible from both the museum and the cinema. Therefor the layout of the building is a "knot". This concept allows for a very compact building in which the various functions are located very close to each other. A part of the roof will be accessible and will serve as an outdoor cinema and a vantage point, overlooking the quarry.

		<description>Villa Dalsgaard
Client: Dalsgaard family
Location: Struer, Denmark
Year: 2009

&#60;img src="http://payload.cargocollective.com/1/0/5733/294879/Site_2.jpg" border="0" width="670" height="502" width_o="2048" height_o="1536" src_o="http://payload.cargocollective.com/1/0/5733/294879/Site_2_o.jpg" align="left" /&#62; View from the lot

The clients – a family of five – wanted us to design a house for them to be located in a new residential area in their hometown Struer. The clients had very specific demands as to the internal arrangements of the functions; the father of the family being a game keeper he needed a large space for cutting up game and storing equipment. The mother, an enthusiastic cook wanted a large kitchen connected to a dining space from where the spectacular view of Limfjorden could be enjoyed during the family’s meals. Also she wanted the scullery to be located in close proximity to the kitchen.
Another important concern was that the house should be very accessible. This meant that split levels were out of the question and that the kitchen should be directly accessible from the parking space.
But the most determining factor for the layout of the house was the clients desire to make a conceptual division of the house into three zones; a zone for the children, one for the parents and a common zone.
Due to its location in the northwestern part of Jutland and more specifically on top of a hill the clients were very concerned about the material quality of the house. This resulted in a desire to build a brick built house with a cantilevered roof. And with no skewed angles! This demand turned out to be quite determining for the design and appearance of the house.

		<description>Vammen grocery store
Client: Grobund A/S
Year: 2009

&#60;img src="http://payload.cargocollective.com/1/0/5733/280046/20100210_Kbmand_axo_1-03.jpg" border="0" width="670" height="501" width_o="1200" height_o="899" src_o="http://payload.cargocollective.com/1/0/5733/280046/20100210_Kbmand_axo_1-03_o.jpg" align="left" /&#62;

The task

Design a new structure that combines a grocery store with attractive dwellings for short term rental.

Design the structure so that it provides the best possible conditions for the future village square.

Make better conditions for short term parking, so commuters passing through will choose to stop at this particular grocery store, and not the one in the neighboring town.

Design a village square that can support social interaction and spontaneous encounters in the local community. It should feature attractive street furniture and at the same time have a low maintenance budget.

&#60;img src="http://payload.cargocollective.com/1/0/5733/280046/Besigtigelse_5_2.jpg" border="0" width="670" height="502" width_o="1200" height_o="900" src_o="http://payload.cargocollective.com/1/0/5733/280046/Besigtigelse_5_2_o.jpg" align="left" /&#62;

In connection with the strategic plan for the development of Vammen the inhabitants expressed a clear wish to revitalize the area around the town’s central junction. This is where the town’s grocery store is located and therefore it functions as an anchorpoint in the local geography.

We contributed to the plan with a conceptual design for a new grocery store and a village square.

As in many small towns the local grocery store in Vammen is struggling to survive. People do more and more of their shopping in the cities where they work. But it is decisive for the community that the store survives. Even though it doesn’t fully satisfy the inhabitants’ needs in terms of shopping possibilities, it still functions as a pivotal point in the community. It has a social function that goes beyond shopping for groceries. This is where neighbors meet and spontaneous conversations start. The grocery store is a platform for community building and without the it the town will have much harder holding on to its inhabitants - and attracting new ones. Experience shows that the closing down of local grocery stores contributes to the downward cycle that eventually drains towns of life. Therefore the grocery store has great attention in the strategic plan.

Luckily the town of Vammen has the privilege to be located close to a research center connected to the faculty of agricultural sciences. This means that there is a potential clientel of visiting scientists and researchers in the area looking to rent furnished dwellings on a short term basis, while conducting their projects.

The strategy is to combine rental dwellings and grocery store in order to make it more attractive for an operator to run the store in the future. There are a number of obvious advantages in combining the two functions. But the existing building is not fit for housing and its layout on the plot is unsuitable with regards to creating an attractive village square and better conditions for commuting shoppers.

<description>Europan X - "you are here" - an interface between nature and urbanity
Type: Competition entry
Location: Kisa, Sweden
Year: 2009

&#60;img src="http://payload.cargocollective.com/1/0/5733/249419/cam04_1k.jpg" border="0" width="670" height="475" width_o="1000" height_o="709" src_o="http://payload.cargocollective.com/1/0/5733/249419/cam04_1k_o.jpg" align="left" /&#62;

The task

To revitalize the Station Area and make it an asset for Kisa.

To create a new travel center that can accommodate the transfer between different modes of transportation.

To create an activity center. An agglomeration of various facilities that in the future can form a new complimentary centre of gravity in the city of Kisa and the region as a whole.

To create a meeting place where different people and groups of people can meet and interact.

To transform the Area into a vibrant environment that increases the quality of life of the citizens and at the same time contributes to the aims of Kinda kommune.

To develop the Station Area so it enables the city of Kisa to redeem the inherent potential that exist in its unique location as an urban fix point on a grand natural setting.

&#60;img src="http://payload.cargocollective.com/1/0/5733/249419/XXXXX.jpg" border="0" width="670" height="502" width_o="800" height_o="600" src_o="http://payload.cargocollective.com/1/0/5733/249419/XXXXX_o.jpg" align="left" /&#62; Kisa and The Station Area

The Station Area and its surroundings

The project area is situated in the center of Kisa and yet it is in a sense ’unurbanized’. The former train station site has suffered a fate typical of this type of place, leaving it today as a uniform slab of pavement. A functional hub but a spatial void with no quality besides its suitability as a parking space and deployment area.
The sparsely built strip of land is located between the city’s primary arteries – the Vimmerbyvägen and the railroad tracks to the east, the Ydrevägen to the west and the Storgatan to the north.
These three boundaries constitute a characteristic topography in which the project site is a narrow strip of land stretching from Storagatan and outwards into the surrounding landscape.
In its present state the Station Area is not an asset for Kisa. Its rather a backside. Its layout is a consequence of different events in the past and its potentials are obscured by the over sized bus station and the car dealers premises. But when you analyze the immediate context it becomes clear that the project site has a great potential that can be redeemed through a revitalization of the entire area.
Looking at the site in a broader context it becomes clear that the location is unique in terms of proximity to infrastructure, city and nature. The area around Kisa features a variety of attractive destinations and facilities of which two in particular can be considered main assets.
Southwest of the city the Tolvmannabacken ski centre is located and at the citys northeastern perimiter the Kisa Lake is an attractive resort for bathing, fishing and water sports.
Both geographically and in terms of topography the station area is situated centrally between these destinations with strips of landscape reaching from the city’s perimeter towards the Station area.
Towards the north the Kisaån with its tranquil environment has the potential to become a green link between the station area and the Kisa lake, making an attractive connection for citizens and visitors between the Station Area and the lake shore.
The vast landscape with forest and recreational facilities south of the city can be connected to the Station Area with an infrastructure of different paths and routes for pedestrians, bicyclers, cross country skiers etc.
Thus linking together the major assets with the future development of the Station Area.
This link would place the Station Area in the absolute center of the attractive destinations and make it a natural hub for visitors and for citizens - a collective starting point for journeys of all kinds.
Because of its unique location, the Station Area has the potential to become a vibrant inter- face!
An interface between nature and urbanity where activities relating to the urban and to outdoor life meets and unites in a collective domain.
An interface between the citizens of Kisa and visitors who wish to explore the surroundings and participate in the activities that take place in the revitalized Station Area.

Derilict railway tracks transformed into pedestrian path (Zeche Zollverein, Essen)

The new Station Area: Tracks

Building on the Station Area is a challenge. To merge the different programs into a composit structure with an unambiguous appearance demands a strong and robust concept for distributing buildings and exterior spaces. At the same time the built structures need to have a affinity in their appearance even though they contain different functions with differ- ent spatial demands. The characteristic topography suggest a linear structure that extends from the northern end of the project site and outwards. This is a pragmatic concept and at the same time it is a strong image that represents a spatial and programmatic interpretation of the ’interface’. The structure allow for elements of the two domains – nature and urbanity – to mix in a wide variety of ways. The interface between urban and natural becomes a physical condition that applies to the entire layout of the site. The strips run the long side of the Station Area can also be seen as a metaphor for the railway tracks, making the buildings ’stations or departure points for a journey. In a sense the concept communicates the history of the site in a structure that enables a new agenda for the use of the Station Area.
